Terms and Conditions

    •    If the booking is made within eight weeks of the start of the letting period the whole of the rental payment is to be forwarded with your booking form. 
    •   If the booking is made prior to eight weeks of the letting a rental deposit of 25% of the rental sum is to be forwarded with your booking form.  The remaining balance of the rental sum is due eight weeks prior to the letting.
    •  If a cancellation is requested more than eight weeks in advance of the letting the balance of any monies paid, less the rental deposit, will be returned.  If the cancellation is requested less than eight weeks prior to the letting the owner will retain the 25% rental deposit and also reserves the right to retain the balance of the rental (should it not be possible to re-let the property for this period).
    •   Telephone / e-mail bookings will be honoured for 14 days, after which if the deposit is not received the reservation will be cancelled. If the remaining amount is not paid eight weeks prior to arrival date the booking will also be deemed cancelled and the lodge re-advertised.
    •   The number of people occupying the property may not exceed the number on the booking form, maximum of 6. Sub-letting or re-assignment of the property is not permitted.
    •   The tenant agrees to keep the property and all fittings, furniture equipment and other contents in or on the property in a like state of repair and condition as at the commencement of the letting, and will arrange with us to make good any damage, breakage, or loss that may occur during the period of letting.
    •   The rental of the property includes, rates, insurance of the property, electricity and gas (except during winter months – see Winter Lettings section). The property is equipped with crockery, cutlery, sheets, duvets, linen and towels (not to be used as pool towels).
    • The rental of the property includes use of the laundry including washing machine and tumble dryer (except during winter months – see Winter Lettings section), free of charge. Tenants are asked to keep this area clean and tidy, follow instructions for use of equipment, and respect usage by other tenants.
    •   Holiday lettings are by the week (unless by prior arrangement) from 4pm on the date of arrival to 10am on the date of departure. The time lapse is to enable the property to be inspected in-between lettings to ensure everything is in good order. Long lets can be arranged in advance.
    •    The tenants agree not to smoke, nor to allow smoking in the bedrooms at any time.
    •   Tenants are asked to leave the property clean and tidy and to ensure that they take all belongings with them Should the property be left in a poor condition, requiring more intensive cleaning, then this will be charged at £10 per hour.
    •   The site and pool are unsupervised and the owners have taken all reasonable precautions to ensure the site and pool are a safe environment. The swimming pool is 1.4m in depth throughout and young children should always be accompanied by an adult in the pool. The pool is open from 09.00am until sunset. The owners shall not be liable to you or any member of your party for any loss, damage or injury incurred at La Coterie Lodges or within the grounds, or through use of equipment or facilities, unless due to the fault or negligence of the owners. Likewise the owners shall not be liable for any temporary defect or stoppage in the supply of Public Services, nor in respect of any temporary defect in equipment or appliances in the cottage, grounds or swimming pool; nor for any loss, damage or injury beyond the control of the owners.
    •   We advise you to arrange your own travel insurance to cover yourselves and your personal belongings whilst staying at the property.
    •    French law will take precedence in the event of any claims, and any legal proceedings will be managed and held at Gueret.


    Winter Lettings – mid November to mid March – lowest rental rates

    •   All the above terms and conditions apply with the following exceptions:
    •   Gas for heating is excluded from the weekly rate and charged at the end of your stay based on amount used. The gas bottle is weighed on the day of your arrival, and again on the day of departure. The amount of gas used is charged at cost and is payable in euros prior to departure.
    •   The laundry equipment (washing machine and tumble dryer), and the pool toilet, are not available for use at any time during this period, as all water to the laundry and toilet is turned off to prevent freezing.
    •   The rental charges shown are for a couple sharing a lodge. Additional persons are charged at £10 / €10 extra per week to cover electricity and laundry costs. Additional duvets can be requested and will also be charged an additional €5 per person per item.

    The receipt of your deposit will be deemed an acceptance of the above terms and conditions.
